What Is NHBC? 

NHBC stands for the National House Building Council. It is the UK’s leading warranty and insurance provider for new homes. Established in 1936, the NHBC plays a central role in raising construction standards and protecting homeowners through its warranty schemes. 

The most well-known of these is the NHBC Buildmark warranty, which covers around 70-80% of new homes built in the UK. 

What Does the NHBC Warranty Cover? 

The Buildmark warranty typically provides protection for up to 10 years after the purchase of a new build property: 

  • Years 0–2: During this initial period, the builder is responsible for rectifying any problems that don’t meet NHBC’s technical standards. This includes issues such as faulty fixtures, finishes, and fittings. 
  • Years 3–10: During this period, NHBC provides insurance cover for major structural defects, including issues with the foundations, external walls, roofs, or load-bearing parts of the property. 

Some policies may also include deposit protection before completion, giving buyers added financial security if the builder goes out of business. 

Why Is NHBC Important for Buyers? 

For anyone purchasing a new build home, an NHBC warranty provides reassurance that: 

  1. The home has been constructed to national technical standards, independently inspected during the build. 
  1. Defects will be addressed—either by the builder or NHBC depending on the timeframe and nature of the issue. 
  1. The property is mortgage-lender approved, as most major lenders require a recognised warranty such as Buildmark before approving a mortgage on a new build.
